Keywords: Residential Property Price, Consumer Decision, Preferences, Marketing Strategy, Comparative study

Abstract:
The property is a unique product that cannot be contrasted with other commercial products due to pricing conditions. Property price determination is one of the crucial aspects of property development activities because of the profit margin made by the developer and the purchasing preferences. This study attempts to extend the literature that has largely focused on factors of housing prices in developed markets and provided recent evidence of housing price determinants in two countries (i.e., Indonesia and Malaysia). Thus, this study examines the factors affecting housing prices in Jakarta Metropolitan Region and Greater Kuala Lumpur. A quantitative approach was used involving two countries, namely Indonesia and Malaysia. The data was collected using a survey questionnaire through purposive sampling. A total of 100 respondents (Indonesia) and 134 respondents (Malaysia) participated in this study. The data was analyzed using descriptive (frequency) and inferential statistics (chi-square test and multinomial regression). The results indicated that housing location, property funding, and health have a significant effect on residential property prices in Indonesia. Besides that, the results displayed that housing physical design, home design and construction, developer and real estate products, development concepts, housing location, property funding, social status, health, law provisions, and external factors do not affect residential property price in Malaysia. Despite being neighbors, Indonesia and Malaysia have distinct economic and landscape characteristics. Furthermore, considering Indonesia has a higher number of Covid-19 cases than Malaysia, significant information on how the pandemic has affected the demand, cost, and pricing of residential housing in Jakarta and Kuala Lumpur will be provided. The findings of this study will provide recommendations to investors, buyers, and policy about the residential housing industry's prospects for growth in emerging nations following the pandemic.

Abstract:
The Indonesian real estate market has shown promising development in recent years, attracting investors seeking lucrative opportunities. This research aims to increase the success rate of real estate investments in Indonesia by examining the connection between macroeconomic factors and consumer behavior. This study employs vector autoregression (VAR) models to investigate the influence of macroeconomic data on the Indonesian house price index (HPI). We intend to determine the primary determinants of the HPI by analyzing various macroeconomic indicators, including GDP growth, CPI, crude oil, interest rates, and the unemployment rate. In addition, the research investigates the role of consumer behavior in Indonesian real estate searches. Real estate developers and investors can gain valuable insight into the effect of consumer preferences, motivations, and decision-making processes on demand functions by understanding consumer preferences, incentives, and decision-making processes. A comprehensive analysis of historical data and econometric modeling techniques are employed to accomplish research objectives. The research is conducted using pertinent macroeconomic indicators, real estate market data, and consumer surveys.

Abstract:
Nowadays, transactions on e-commerce platforms (e-payment) utilizing a credit card are popular. Using credit cards for electronic purchases over the Internet is much different from offline purchases in traditional stores; only online transactions do not include either physical credit card or a signature. The e-payment has become a common mode of payment for online transactions made. It is an electronic billing system that gives clients the ability to make payments using the Internet. The objective of this paper was to analyze the associations among continuance intention e-payment, effort expectancy, facilitating conditions, performance expectancy, social influence, and actual usage of e-payment. The data was tested empirically on data collected from 667 Generation Z e-payment users in Malaysia. The results found that facilitating conditions, performance expectancy, and social influence impacted the actual usage of e-payment. Surprisingly, effort expectancy was not significantly associated with the actual e-payment usage. The findings of this study have several implications for managers and point the way towards future research. No prior empirical study has investigated the role of the Unified Theory of Acceptance and Use of Technology model on e-payment usage among Generation Z in Malaysia to the best of the authors’ knowledge. These results provide valuable contributions that can help decision-makers formulate or adjust their strategies associated with e-payments.

Abstract:
Secure, convenient, and affordable payment instruments are one factor that drives up the development of the national economy. Having a good and stable national economic condition is the intention of every country. The usage of electronic payment instruments is proven to boost economic growth and advance financial inclusion. However, the usage of e-payment among generation Z in Indonesia is still relatively low. Of these, this study is written to analyze the factors influencing electronic payment used to be taken as a concern on evaluating the current level of the cashless society. The model to assess the influencing factors is adopted from UTAUT variables: performance expectancy, effort expectancy, and social influence, combined with two external variables: culture and perceived security. The questionnaire is distributed to 458 respondents, covering generation Z in Bandung City. A quantitative approach was used to assess the questionnaire result, examining the relationship between each factor and electronic payment usage. The results indicate three factors that significantly influence electronic payment usage among generation Z in Bandung City: performance expectancy, social influence, and culture.
